Executives of Alsar Real Estate, real estate management of Maslak No.1 which took its place among significant structures of Istanbul with its 34.225 sqm gross area and 23.150 sqm net area with an efficiency of 84%, LEED Gold Certificate candidancy and environmentally friendly approach, state that the quantity of steel used in the building is 1.600 tonnes consisting of 26.000 elements. Further; Emre Arolat, architect of the structure, underlines that he executed first of its kind in Turkey.
Building managers highlighting that the assuring internal design and living building effect with its living spaces were shown through steel and reinforced concrete relationship state that only rental offices remain available for customers in the project and offices were designed with a floor height of 4 meters and 1.042 sqm gross area on a single floor in accordance with increasing demands in recent years. Plaza consisting of 26 floors was designed as single-storey offices in 20 floors and carpark in 5 floors.
Maslak No.1 with its green building system, spacious architecture, VIP offices and latest technologies is a special example of steel and concrete
composite structure. Maslak No.1 office structure conditioned by the tension resulting from environmental concentration and tightness of the land plot on which the building is constructed, typical office spaces were enriched with vertical gardens. Planned on a grid system of 8,25
x 8,25 meters, a rational office block was designed with a transparent shell structure. Acting as a second façade in the south and west, vertical gardens with height of 20 meters were formed with gaps up to 17 meters
from the structure. It was also planned for the space between two façades to act as a buffer against accoustic and climatic conditions.
Circular plan of the façade formed with rectangular modules with dimensions of 150 x 200 cm was formed with taking the perception of the building from the highway direction into consideration. Glass panels with semitransparent film in an array of fish scales which enable air flow were
preferred in the façade.
